What is a 1-Month Term Rental?

A fully furnished housing solution operating in 30-day increments. It offers more stability than a hotel but significantly more flexibility than a traditional 12-month lease. Utilities are usually included in the advertised price, but when you get your rental agreement, you most likely will see a "base rent" and a utility cost that add up to the advertised price. This ""utility cost" will change for the next month, usualy by just a small amount up or down. The landlord should give you 3 weeks heads up on the next months utility cost so that you can leave if the price is too high. Also, check with the landlord for the past utility costs for the house so you can anticipate increases. For example, see utilitybills.ca for houses that use this system. It will list the monthly cost per person for their houses. See utilitybills.ca to see if your utilites go slightly up or down. Your landlord should provide copies of the bills to confirm usuage and billing.

Will you get stuck with a high utility bill? The answer is no.

Every month on the 9th, certified oneMontAtATime.rent landlords will send out the next month's rent offer. You can review the numbers and decide to move out if they don't work for you.

Pay close attention to the CPP (Cost Per Person). This number reflects how much you will have to pay if you stay at the accomodation. If the price is reasonable, you need to sign the rental offer and pay a deposit, normally half of next months rent, by the 11th. While it can change based on usage, the system is designed so you are never "trapped" by a surprise bill. If you do not sign up for and pay by the deposit by the 11th, your fixed term agreement will end in 19 days. This means your head roommate/landlord/leaseholder is actively marketing this room so it will not be empty. At this point, you have no reservation rights for next month.

Important: Terms Can Change

Landlords in this system may switch to other rental formats—this is not a "forever" monthly arrangement. For example: In September, landlords often transition to a 4-month term agreement to secure residency through the early winter season.
